How to read the result
The result has two numbers that matter: the Mykonos rate and the benchmark-city rate for the same month and tier. The multiplier tells you the premium you are paying for the island. Town is the most expensive area on Mykonos; Agios Stefanos is typically 20–30% below Town rates. July–August are 2–3x the May or October rates for the same room.
Limitations
- Rates are median nightly rates for the star rating, not the floor. A 5-star in Mykonos Town August ranges €900–€1,800/night depending on view and pool.
- Villa rates are highly variable. A 4-bedroom villa in August is typically €2,500–€6,000/night, but specific properties can hit €10,000+.
- The Athens benchmark uses a Syntagma / Plaka 4-star with comparable facilities, not a suburban airport hotel.
- July 15 – August 31 is true peak. Shoulder of June and September blends into mid-peak pricing for Town and Ornos.
FAQ
Why is Mykonos so much more expensive than Naxos?
Supply. Mykonos has roughly half the hotel rooms of Naxos but 3–4x the demand in summer. The same 4-star room type in August can be €450 in Mykonos Town and €180 in Naxos Town.
Is Agios Stefanos cheaper?
Yes — typically 20–30% below Town for the same star. It's across the harbour from Town, quieter, family-oriented, with a beach. The trade-off is one more bus/boat ride to nightlife.
What about Platis Gialos?
Platis Gialos is the family beach — wide sand, water sports, several 4-star hotels. Nightlife is a 15-minute bus or taxi ride to Town, so you trade convenience for a calmer pool.
When does Mykonos close?
Most hotels close mid-October to early April. The ones that stay open drop rates sharply but some restaurants and services stop. Plan winter trips only if you've confirmed specific properties are open.
