What this solves
The caldera view is the most expensive stretch of cliff real estate in Greece. Listings blur the line between "caldera view," "partial sea view," and "distant caldera glimpse" — but the EUR gap between them is 2–3x. This calculator shows the realistic per-night delta for your dates, and flags rooms where the listing language is misleading.
Calculator
How to read the result
Three numbers matter. (1) The expected nightly rate for the room category you picked, in your month and area. (2) The deltas — how much MORE that view costs vs the same room inland. (3) The misleading-listing flag, which tells you whether to trust the photo (cave suite in Oia) or be skeptical ("sea view" in inland Megalochori 600m from the rim).
Limitations
- Per-night ranges are based on 2025/2026 observed median rates across Booking, Airbnb, and direct hotel sites for comparable star ratings. Specific properties vary.
- The "caldera view" markup drops sharply in November–March — many cliffside hotels close for the season, narrowing supply and price comparisons.
- Imerovigli "between" view (looking toward Oia) is partial — only some terraces face the right direction.
- Perissa and Kamari are east-coast beaches with NO caldera view; the "sea view" they advertise is the black-sand beach and the open Aegean east, not the caldera.
FAQ
What's the difference between caldera view and sea view?
"Caldera view" means you face the volcanic crater wall — the iconic cliff-with-white-houses view. "Sea view" is a generic term and can mean any glimpse of water, including side-angles and distant glimpses.
Is Imerovigli cheaper than Oia?
Yes, typically 30–40% cheaper than Oia for equivalent caldera-facing rooms. The view is "between" — you look toward Oia across the caldera, not the famous blue-dome post card shot, but the sunset angle is arguably better.
Why are east-coast rooms half the price?
Perissa and Kamari face east — sunrises instead of sunsets, beach instead of cliff. They have direct beach access but no caldera view. Pick by what matters to you; many repeat visitors prefer them.
Do hotels charge per person or per room?
Almost always per room. Children under a certain age (often 2 or 6) stay free; older children add a fixed supplement of €20–€40/night, not a multiplier. Family rooms with a sofa-bed are the best value for 3–4.

About this tool
Built after watching tourists book an "Oia sea-view" room on a Booking listing and arrive at a studio 600m back from the cliff. We don't sell rooms — we translate listing copy into honest numbers. Prices are reference values for 2025–2026.
